<image:caption>Footers In areas that do not use frost-protected foundation designs, footings must be placed below the local frost line to prevent frost heave. In many parts of Pennsylvania, this frost-line depth is commonly set at 36 inches below finished grade. In our region, 24-inch-wide footers are typically used, though exact sizing should always follow local code requirements and soil conditions.</image:caption>

<image:caption>Slab Foundations A slab foundation is a cost-effective choice for relatively flat sites and is commonly used in warmer climates. Pros: - Least expensive foundation option - Can incorporate in-floor heating - Provides a solid, stable base - Easy to tile or finish - Quick to frame and build Cons: - Plumbing buried in the slab is difficult and costly to modify or repair - Can feel cold for residents if not heated - Requires careful planning for utilities (e.g., conduits for electrical wiring) - To meet frost requirements in colder climates, additional measures such as perimeter insulation or stem walls may be necessary</image:caption>

<image:title>Blog - Foundations in Pennsylvania - Make it stand out</image:title>
<image:caption>Crawl Space Foundation Ideal for slightly sloped sites, a crawl space foundation provides a practical solution while offering additional functional space. Pros: - Extra room for utilities such as water heaters, heat pumps, and storage - Plumbing and electrical systems are easily accessible for maintenance and future renovations - Elevates the home above grade, reducing potential moisture issues from the ground Cons: - Generally more expensive than a slab foundation - Additional costs for floor joists/trusses and insulation - Humidity control can be challenging and lead to costs over time (ie. de-humidifier) - Requires a floor drain or sump pump to manage water</image:caption>

<image:caption>Full Basement Foundation A full basement foundation maximizes the use of excavation and provides valuable additional living or usable space, making it a popular choice for many homeowners. Pros: - Adds significant square footage for living or storage - Utilities are easily installed and accessible for maintenance or renovations - Well-suited for sloped sites - Can reduce the overall footprint of the foundation above grade Cons: - Typically the most expensive foundation option - Requires proper insulation and a vapor barrier to ensure long-term usability - Additional costs for framing, concrete, and finishing</image:caption>

<image:caption>Before: Potholes and Settling Gravel The gravel road had clearly been affected by time, traffic, and the elements. Multiple potholes had developed along the surface, and the road looked worn and uneven. In many areas, the gravel had settled deeply into the sublayer, leaving the surface hard-packed and thin. It was evident that the road needed attention—not just for appearance, but for safety and functionality.</image:caption>

      <image:title>Blog - Gravel Road Refresh – A Quick Fix with Long-Term Considerations - Make it stand out</image:title>
<image:caption>After: A Quick Refresh with a Big Impact Our team tackled the project efficiently, using a power rake to bring up the compacted gravel that had settled beneath the surface. This loosened material was then evenly distributed and shaped using a track loader equipped with a grading bucket after the photo was taken. The entire process took less than half a day, but the transformation was impressive. The road surface became smoother, potholes were eliminated, and the renewed layer of gravel significantly improved drivability.</image:caption>

<image:title>Blog - How NOT to build a driveway and how to solve it - Make it stand out</image:title>
<image:caption>Problem Situation 1: Uphill driveway without proper culvert and ditches This uphill driveway is causing pot holes where it terminates into a shared road. Solutions It is critical for a driveway like this have proper drainage structures to manage the water. Creating a proper ditch line should be the first order of business, both for the private driveway and the shared road. Once the ditch line is established, the culvert should be installed at the bottom of the driveway in order to keep the water flowing from one side of the driveway to another. Property owners should consider re-grading where the driveway meets the shared road. Damage caused by water flowing down the driveway can be mitigated by building up the road and creating an out sloped section on the shared road. The idea is to minimize how much water stay and travel through the road.</image:caption>

<image:title>Blog - How NOT to build a driveway and how to solve it - Make it stand out</image:title>
<image:caption>Problem Situation 2: Neglected ditch with poorly graded road This particular road’s ditch has been clogged for a long time. Now, the water is flowing onto the road and creating big ruts and muddy surface. Solutions When a road is cut on a side of a hill, they should be properly sloped. Most of the road should have a crowned surface. It might make send to have in-sloped sections on corners. It is crucial to create a properly sized ditch line and have it be maintained regularly by an excavation contractor or homeowner with big enough heavy equipment. See below for road section references.</image:caption>

<image:title>Blog - How NOT to build a driveway and how to solve it - Make it stand out</image:title>
<image:caption>Problem Situation 3: Flat section of a road without ditch and poor maintenance practice This flat part of a road has lacking ditch or swale on either side of the road and causing the water to sit for a long period of time after the rain. Moreover, the maintenance practice has been placing 2B stones directly into the pot holes without addressing any other issues. Solutions This road must have ditch line or swale constructed on both sides of the road, in order to direct run off water from surrounding landscape downhill. When water sits for an extended period of time, it can create bigger damages on road, quicker. After the ditch or swale is constructed, we recommend using the power rake to create a proper crown. It may be necessary to bring in loads of road base in order to build up the road structure.</image:caption>

<image:caption>Forestry Mulching for Larger Brush and Trees If your property has trees or brush with a diameter larger than 3 inches, periodic clearing with a forestry mulcher is highly recommended. A forestry mulcher can efficiently grind down trees and thick brush into mulch, accelerating the decomposition process and improving soil health. This method is particularly useful for clearing fallen or dead trees and is the most effective solution for expanding hunting trails, ATV paths, or hiking routes.</image:caption>
